Our background is in property investing having successfully owned investment properties for over 20 years. Although capital gains and renovations have contributed to this success, running our investments as a business has enabled us to consistently make good returns year after year. Fresh Approach to Property Management
We have not worked for large property management firms where property managers are indoctrinated into doing things the way they have always been done, without considering why they are doing what they are doing. We have looked at the why and have developed tried and tested systems which focus on the investment aspect of owning a rental property, making for a methodical style of rental management with good checks and balances.
Overalls and LaddersThe role of a property manager has changed over the years due to the numerous changes in legislation affecting the rental industry. A property manager now needs to be able to interpret legislation, discern what needs to be done, then put it into practice and to integrate these practices into our everyday duties, rather than outsourcing the work and on-charging clients for tasks that we are now doing as part of the job. Healthy Homes Regulations, for example, requires compliance to be maintained, this will require things like gutters and insulation to be checked periodically. We are not afraid of getting under houses and up ladders we simply don a pair of overalls and just get on with the task at hand.
Continuity of CareThere is nothing more frustrating than having to deal with a changing stream of property managers looking after your rental property. It is not good for tenant relations and it can be tiresome reacquainting the new manager with your property and how you like things done. As an owner-operator business we can offer our client's continuity of care.
Managing your Investment as a BusinessAs we do with our own properties, we will manage your rental property as a business, with a focus on your bottom line. Our primary focus is to maintain and improve the buildings, chattels and all other tangibles on the property to ensure you have a marketable property in both the rental and resale markets. Secondly we would aim to achieve the highest possible rent for the property whether that be looking to increase rents through improved facilities or looking at other opportunities to create more income streams. Lastly minimising costs, through taking a proactive approach to maintenance, attending to potential repairs before they become costly (bottom line damaging) repairs or by simply getting more than one quote to ensure you are getting the best deal.
