  1. Always complete the online application 
    There are so many applicants applying for tenancies at the moment, this is just one of many ways to reduce the number of applicants to be considered.
  2. Give as much information as possible 
    If there is a question on the form answer it, if you don't have an answer explain why.  If there is information missing we often read between the lines and draw our own conclusions as to why you haven't provided this information.
  3. Include referees 
    Include referees for past tenancies (particularly the property you are presently in or last rented), employment and character. This is another way to reduce applicants if you are unable to supply this referee information then we assume you wouldn't get a good reference which is why you haven't included one or that your information can't be verified.
  4. Write a note in the comments section 
    Telling us a little bit about yourself and the people who will be living with you.  Plead your case, you want to present yourself as an excellent tenant and good human being.   
  5. Always tell the truth  
    If you are lying we will find you out.  We double check all your information and if something does stack up then this instantly puts you on the back foot and often your application to the bottom of the pile.  Think of it from our perspective, if you are lying in your application, then are likely to lie during the tenancy. 
  6. Own up to past indiscretions  
    Better to be up front with past indiscretions, because we are going to check and if we find out about these during the process, that would be an instant decline.
  7. Sell your tenant skills
    Less of the I am desperate I need housing now, more of the I love gardening, keeping a tidy house and paying my rent on time.  When tell us about yourself sell that you are a great tenant not that you have been looking for ages, ie no-one else will give you tenancy, or you are living in cramped circumstances ie no-one will give you a tenancy.
  8. Show up to viewing if you have been invited to one
    We are busy people and wasting our time is not going to help your application.
  9. First impressions are lasting
    So present yourself and the other occupants well at a viewing.  Try to have all the occupants at the viewing, so we can meet you all.
  10. We are not mind readers
    Let the us know you are keen on the property and offer to do whatever it takes to prove it.
